If a fault or repair is needed either to your individual flat or the communal area you must inform us immediately. Failure to do so may mean that you are held responsible for any further deterioration as a result of the delay. Once we have been informed of a fault we will contact the landlord and act upon their instructions. You must not instruct a contractor to undertake any work without our permission. The cost of any works carried out without our permission will become your responsibility.
Examples of Emergency Repairs:
- Broken glazing / doors
- No hot water
- No heating
- No electricity
- Leaking water that cannot be contained
- Fire / Fire alarm going off
- Any incident where Police / Fire / Ambulance has attended
If you are locked out we can attend to get you into the building / provide you with a spare key. ALL keys are held securely keys and therefore cost £10 to replace plus a cost of a call out for a member of staff (£25-£50) However it is always best to call us as “breaking into your flat” and causing damage to it could result in a very high re-charge / and / or loss of tenancy.

Text messages may not be responded to. The phone is monitored by staff members of Homes4let that are going about their normal weekend / evening activities so you may not get an immediate answer.
Please note on an emergency we would seek to contain and carry out a temporary repair example: if the boiler stops working during the weekend we may need to order a part. That could take a few days so we would switch on the immersion heater and issue electric heaters.
All other repairs, although an inconvenience, are not emergencies example: we are unlikely to be able to help at 7pm on a Tuesday evening if your oven stops working.
