What set up fees do I have to pay you when you rent my property?
Nothing. We charge a flat rate of management fee. There are no extras.
Do you lease the property?
No, Homes4Let does not. As a landlord you will have a direct legal relationship with the tenant, however you don’t need to meet them – in fact we have several current landlords who live abroad.
Who arranges the legal paperwork, the inventory? Do I need to sign the tenancy?
Homes4Let arranges legal paperwork and will take a full inventory of fixtures and fittings within your property. Once you have signed our agency agreement, we can sign tenancies on your behalf.
I am worried about the condition of my property when it’s let?
We carry out regular announced inspections every three to six months and provide you with a written report of our findings. We will give you our opinion as to the condition of the property and any repairs needed.
What about repairs?
From time to time repairs do need to be made due to wear and tear and items that need renewing. As well as Homes4Let, all of our contractors hold public liability insurance and are DBS (Police) checked. We can arrange everything from a replacement tap washer to a new central heating system, with no additional administration fees. Alternatively we can use your own contractors.
My flat is leasehold – who pays the management charges?
The owner of the flat is responsible for the block management charges ground rent, repairs to the block etc
I am worried about legal issues
The laws surrounding landlords and tenants are constantly changing. Homes4Let, as part of our service, keep up to date with legal changes and inform their landlords when appropriate. Our properties with gas have annual gas safety checks. Deposit Protection legislation is adhered to and we will (when required) provide an immigration service check.
What is Deposit Protection?
All deposits given by a tenant or a third party have to be protected within 30 days of receiving the funds. Our systems are such that this is carried out well within this timescale. Penalties can be as much as three times the amount of the deposit if this is not complied with. To avoid problems the majority of our properties are let with deposit Bonds from the local council. No actual cash changes hands and therefore there will be no deposit protection worries at any time.
How do I get my rent?
When our tenants are receiving Housing Benefit, this is paid direct to us by the Local Authority every 4 weeks. We promise to get this to you within five working days. We have an experienced accounts team who have links with the Housing Benefit teams to try to ensure payments are made on time. N.B. Universal Credit will be introduced over the next twelve months and Homes4Let will expect their tenants to join the local credit union to assist with the transfer to Universal Credit.
How do I keep track of my rental income?
We send by post or email a monthly statement for each property we manage, and a yearly statement just after the end of the tax year. We will supply you with a copy of the invoice should any repairs to your property be necessary.
What if things go wrong or I need my property back?
By providing full and professional management and having links with various council departments we will do all we can to ensure that problems are kept to a minimum. In the event that you need your property back we will serve a Section 21 notice – giving the tenant two months notice. In the event of the tenant not complying with the notice we will make an application to the court for possession on your behalf thus saving potentially expensive solicitor's fees.
